This great community located just West of Hwy 377 (Main St) off Wall Price Rd is tucked just behind Freedom Elementary (Keller ISD). One thing to know about Kingsridge is that it actually lies within the FORT WORTH CITY LIMITS. We call this area of Tarrant County North Fort Worth. Because it’s actually in Fort Worth this means your city taxes, water and trash services, emergency services and animal control services all come from Fort Worth and not Keller. That’s not actually a bad thing but I always like to explain the differences. There are actually several communities in the same area including Deer Creek, Wilshire Valley, Ranchette Estates, High Chaparral and more. This area is where the two cities of Fort Worth and Keller come together and it’s important to know the pros and cons. And for the most part you may never know the difference but it’s always a good idea to check out the differences before you buy.

More Neighborhood Details

Kingsridge homes were mostly built between 2004-2008 and newer. The neighborhood is known for being one of the few areas to have larger 5 and even 6 bedroom homes and 3 car garages. The lots are also nice sized to accommodate families and outside activities. The turn over rate in the neighborhood is fairly low and considered stable which of course contributes to it’s strong market values. As of this post (June 2020) the average SOLD price is about $390K which is up from last year at this time by about $9K.

Here is a map of the area which shows the streets included in Kingsridge Addition. You will notice that some of the shared streets are NOT Kingsridge but are considered Wilshire Valley which is next to Ray White Road and even Ranchette Estates to the East. * See Map* These are so close in proximity that it easily confused for the same subdivision. This is especially important if you are searching for homes by “subdivision name” only. I’ve also included a few surrounding communities. The city of Keller is denoted in Yellow and Fort Worth in the peach color. You will also see the location of FREEDOM ELEMENTARY right at the entrance of the community off Wall Price Road.

City Services, Schools & More

Because Kingsridge is located within the city of Fort Worth but is so close to Keller there can be confusion about more than where one community begins and another ends. Many folks assume that because this is a KELLER ISD community it is also in the city of Keller.

It’s important to note that the city services (emergency, fire etc) are provided by the City of Fort Worth as well as Trash, Water and Animal Control Services. The other big factor to consider are the city taxes portion of property taxes, which are slightly lower in Keller than in Fort Worth. <>If you are relocating here from other parts of the country and think our property taxes are HIGH — you are right! But keep in mind we don’t have State Income Tax in Texas <>

Currently Fort Worth Property tax rate is (including county, schools and services estimates) approximately 2.77% and Keller estimate is 2.39% . Keller has consistently lowered their city tax rate for the past 5 years in a row and has also raised the Homestead Exemption from 8% to 10% to help homeowners reduce their tax bill.

Commuting From North Fort Worth

The commute into downtown Fort Worth via Hwy 35 is approximately 25-30 minutes depending time of day. The commute to downtown Dallas is approximately 40 minutes via Hwy 114. There are many easy to access highways to all areas of the DFW area. You can quickly get to Hwy 170, Hwy 114 or Loop 820.

Home Owner Association

HOA dues in Kingsridge are approximately $300 annually (paid semi-annually). Property Management Solutions currently provides services and collects fees for the Home Owners. I would also mention that there is no community pool in the neighborhood but the Northpark YMCA is just a few minutes up the road. They have summer camps, a great outdoor pool, fitness center and many other programs.
